Properties

A property has a type (apartment, house, land, commercial, garage), usage (own residence or investment), address, purchase price and date, current value and an ownership share. Net worth and the AI tools count only your share and apply the “annual value growth” setting from Settings, so the number is the same everywhere.

A property can be linked to a mortgage; the mortgage balance shown in the app is computed to today from the schedule, not the last manually entered figure.

Rental cash flow

Income (rent, deposits) and expenses (maintenance, insurance, management, utilities and others) are recorded per property and per period. The property detail shows net cash flow and yield against the owned value.

Utilities

For each property you configure water, electricity, gas and waste: unit, prices valid from a date (including dual tariff for electricity), fixed fees, advance payments and bin size for waste. Readings and waste pickups are then recorded and priced automatically from the valid price. Appliances can be listed with their consumption and measurements.

Energy price watch (Czech market)

Assetli keeps a history of official electricity and gas price lists and compares your contract against the market. Only the commercial part of the price is compared. The feature is live for the Czech market; other markets have price data collected but the comparison is switched on per market.

Property check

Before buying a property you can run a structured check of a listing: a protocol of 34 checks across the listing text, public registers and your own budget (“how much will you have left after the purchase”). Facts from registers and the AI’s assessment are shown as separate layers, and every check that could not be answered says why. The server never fetches listing pages; the text is pasted by you or read by the Chrome extension from a page open in your own browser. The check is available without an account at /property-check.
